GENERAL INFORMATION
A home purchase is usually the largest single investment and individual
makes in their lifetime. One of the best ways to protect that investment
is to have your home inspected by a qualified ASHI home inspector.
Buyers
A buyer can minimize unpleasant surprises by learning as much
as possible about the true condition of the major elements of the
home before completing the purchase transaction. A thorough home
inspection may reveal defects or the need for major repairs that
may not be readily apparent to an inexperienced individual. Before
signing a purchase agreement, make sure there's an inspection clause
that makes completion of the transaction contingent upon the results
of a professional inspection.
Sellers
A seller can limit liability and benefit from a home inspection by identifying
problems and repairing them prior to putting the home on the market. A
pre-inspected home may have increased market appeal to a prospective buyer,
resulting in a quicker, smoother and perhaps more profitable transaction
process for the seller.

PROCEDURE
Call to schedule your home inspection as soon as possible after signing
the purchase agreement. Don't wait until the last minute. Normally
we can accommodate a client's request within 48 hours. During the busiest
times we may require more lead time. Try to consider some alternative
time slots in case your first choice is not available. (Evenings and weekends
usually fill up quickly.) Notify all parties involved (agent,seller,etc.)
to arrange access to the home.
Plan to attend the inspection! Take advantage of this time to
familiarize yourself with your new home and it's systems and components.
Ask as many questions as you like. Our goal is to provide you with as
much information as possible. Educating first time buyers is one of our
strong suits. Allow about three hours for the inspection process.
If you cannot attend please send a friend or family member to
act on your behalf. If that's not an option we can forward the report
to you and review it over the phone.
Read your report thoroughly. It contains a great deal of valuable
information that may impact how you proceed with the transaction. If any
clarifications are needed, call us! Make sure your questions are answered
before closing.
