General Home Inspection
The most popular service we offer, a general home inspection is a comprehensive
and detailed evaluation of the visible and accessible major elements of
the home, performed in accordance with the ASHI Standards of Practice
and Code of Ethics. Inspection time is usually 2 1/2 to 3 hours. Attending
the inspection is a great visual and hands on learning experience for
first time and veteran buyers. Clients receive a combination checklist
and narrative report at the conclusion of the inspection. The report includes
28 pages of detailed information on condition of components, description
of construction materials and methods, and provides insight into the strengths
and vulnerabilities of the home. A spare copy is provided for distribution
to lender, attorney, or agent.

Individual Element Inspection
Occasionally, a lender may require a single element be evaluated prior
to closing. We can provide quick service to inspect a roof, foundation,
electrical panel, etc. and fax or e-mail to the client, agent or lender
to expedite the transaction.

EIFS Inspection
The best way to get an unbiased, accurate evaluation
of the EIFS cladding on your home is to have a qualified third party
inspector test for moisture in the substrate behind the cladding.Phillip
Wells has been certified by the Exterior
Design Institute and Moisture Warranty Corporation to perform
EIFS inspections according to protocol they developed to evaluate the condition

Home Energy
Tune-Up Inspection
Peak Home Inspection Services has teamed up with CMC Energy Services
to provide a new home inspection service for energy conscious clients.
Phil received his certification from CMC in December 2005 to perform
home energy tune up inspections on residential dwellings.
CMC Energy
Services is a company that has developed software and provided training
and inspectors to major utility companies for the purpose of performing
energy evaluations since 1977.
A home energy tune up is a visual inspection
of the energy related components in the home, which gathers information
used to generate a report for the client which demonstrates areas
where energy upgrades can produce savings on utility bills. With the
skyrocketing cost of heating a home, this can be an invaluable tool
to any homeowner.
Observations and measurements are made during the
inspection involving square footage of walls & floor space, number
of windows and doors, age & condition of major appliances, insulation
levels, etc. This information is recorded on a data collection worksheet
designed by CMC Energy Services. The information is then uploaded to
their specifically developed software program that converts the data
into and easily readable report, which highlights areas of energy deficiencies
and recommended upgrades. This includes information on the approximate
cost of each upgrade, along with the approximate annual energy savings
with projected timeline of payback on initial investment.
Interested
clients can also obtain information from CMC Energy Services on financing
programs with participating contractors to perform needed upgrades.
NOTE:
The inspection should not be confused with an energy audit. An audit
uses a blower door test to pinpoint air leaks. This inspection does
not include blower door testing.

Radon Testing
Radon is a cancer-causing, radioactive gas. It is invisible, odorless,
and tasteless. The National Academy of Sciences estimates that radon causes
between 15,000 and 22,000 lung cancer deaths each year in the U.S. The
Biological Effects of Ionizing Radiation Committee concludes that after
smoking, radon is the second leading cause of lung cancer deaths in the
U.S.
We can provide continuous 48-hour radon monitoring in accordance with
EPA protocol for real estate transactions. All monitors equipped with
tamper resistant features to ensure accuracy. Test results are available
immediately at the end of the monitoring session. Verbal results are delivered
to client / agent immediately. Written report is mailed or fax to client
/ agent as needed.

Well Inspection
In conjunction with a general inspection, we can provide a cursory evaluation
of the private water system on-site. This includes drawing a measured
volume of water to check flow rate and cycle time of well pump, if applicable.
A visual inspection is made of well casing, pressure tank and accessible
equipment.

Water Potability
Testing
Potability testing is a checking for the presence of the most common
bacteria found in private water sources (Coliform, E-coli, & Fecal
coliform). A water sample from the subject property is delivered to EPA
approved lab for analysis. Results are generally available from lab in
24 to 48 hours and are forwarded to client immediately upon receipt.

Water Element Testing
Sometimes required by lender, water element testing involves gathering
water samples in specially treated bottles supplied and analyzed by an
EPA approved laboratory for the presence of lead, nitrates, and nitrites.
Again, results are generally available from the lab in 24 to 48 hours
and are forwarded immediately to client.

Septic Inspection
Generally performed in conjunction with a well test, this is a non-invasive
functional flow test of the on-site sewage system. A tracer dye and a
measured volume of water is applied to the system to check for signs of
backup, surface water bleed out or severe odors to that may indicate system
failure or need for remedial action by septic specialist. Some lenders
may require that septic testing be performed by local health department
officials. Check on this before scheduling your test. Technically exhaustive
testing would require the services of a septic contractor / installer.

Mold Sampling
Peak Home Inspection Services does not claim to be a specialist in mold
or fungal identification. Nor do we engage in any form of mold or fungal
remediation or clean up.
We can, at the client's request, take a sample of a visible mold or
fungus, via swab or air sample collection to send to an EPA approved laboratory
for identification and recommendations for appropriate action. Remediation
specialists are recommended if certain types or significant amounts of
mold are present, particularly if the client or occupants have severe
allergy problems or compromised immune systems.
Mold requires moisture and an organic food source to survive. During
the home inspection we attempt to identify the source and level of moisture
activity that may be causing fungal growth, with the hopes that repairing
the moisture problem will prevent future mold issues.
